As a Resident Realtor and previous builder for 20+ years in Fairfield Plantation, I get a lot of questions on what it takes to build a home in Fairfield Plantation.

Fairfield Plantation is a gated community in Villa Rica, Ga. We have 3 lakes, 18 hole golf course, two swimming pools, 2 restaurants, pickleball, hiking trails, fishing, skiing and 24 hour security.

Home construction rules have changed over the years in Fairfield Plantation. Currently, the minimum square footage for a ranch one level plan is 1800 sq ft.  There are numerous steps to take to have plans and specs approved by the property control committee.   Among initial tasks needed for submission is a survey, site plan, erosion control plan, building plans, spec sheet with details and impact fees.

Typically the property control committee will allow for a 6 month build out.  Once your pre-construction package is approved, you will have to follow both county and community inspections throughout the construction process. Fairfield Plantation Property control is very strict on keeping exterior plans in place so if there is a change needed you must get approval.
