Buyers Agent

What is a buyer’s agent Well a buyer’s agent represents you, the buyer, in a real estate transaction for Georgia.   The seller already has their agent, you know, the one that has the sign in the yard.   When you have your own agent, he or she will be able to work on you behalf to try to get you the best deal. Here are some of the other things that your buyer’s agent will do for you. As your Buyer’s Agent we will represent you.  We are your advocate!  The seller is represented by the listing agent. As your Buyer’s Agent we will help you narrow down the houses that best fit you needs and wants.  We will setup a continuous Gateway email from First Multiple Listing Service (FMLS) or Georgia MLS (Gamls)  for the purchasing period.  It will email you houses in your price range and ones that meet your criteria. As your Buyer’s Agent we will explain the difference between Sales Price and List Price. As your Buyer’s Agent we will look out for your best interests.  If there are things that seem to be a challenge in a house that we are looking at we will let you know immediately. Douglasville and Villa Rica housing inventories have decreased in 2012

Local inventory levels have dropped consistently over the last 12 months in the West Atlanta region of  Douglasville and Villa Rica real estate.  What are some factors in this decrease?  Many point to the following ideas.  How does this affect buyer and seller? Sellers – What does decreased inventory mean for you? Less Competition – Fewer homes for buyer to see – More showings Seller’s not as flexible on price Buyers and agents are super savy on pricing so inflated pricing will not show as much interest Buyers –  What does decreased inventory mean for you? More competition on properties – Many first time home buyers competing with investors on starter homes Foreclosures getting multiple offers and bids.  Financing buyers competing with cash buyers Many investors sending offers without seeing the home and using the inspection period to decide if they want it. West Atlanta short sales prepare for tax forgiveness deadline – Douglasville Short Sales

Many facing short sales in the West Atlanta Real Estate market and the rest of the country will have to face the expiration of the Mortgage Forgiveness deadline on December 31, 2012. NEW YORK (CNNMoney) — The clock is ticking on a tax break that saves struggling homeowners from paying thousands of dollars to the IRS. If the Mortgage Forgiveness Debt Relief Act of 2007 does not get extended by Congress by the end of the year, homeowners will have to start paying income taxes on the portion of their mortgage that is forgiven in a foreclosure, short sale or principal reduction. So if you owe $150,000 on your home and it sells for $100,000 in a foreclosure auction, the IRS could tax you on the remaining $50,000. For someone in the 25% tax bracket, that would mean paying $12,500 in taxes on the foreclosure. Similar taxes would apply for forgiven amounts in short sales and principal reductions. “People trying to do short sales are freaked out about it,” said Elizabeth Weintraub, a real estate agent in Sacramento, Calif. “They’re telling me they’ll do whatever it takes to close by the end of the year. The foreclosures are still steady in metro counties with Atlanta being hit hard still late in 2012 with not much sign of slowing.  Carroll and Douglas Counties in general is still experiencing some of the highest foreclosure rates around. The heat map below depicts the degree to which Georgia counties are experiencing the number of foreclosures in September.  Both Douglas and Carroll County are high but the leading county is Newton County on the east side of Atlanta with 1 out of every 205 in foreclosure. Carroll County on the west side is 1 out of every 215. A typical slow down will occur during December with many lien holders choosing not to take back properties during holidays but an increase will pick back up in December. West Atlanta Real Estate Market Report By City

Douglasville Area Real Estate Information The local real estate market report saw one stat dive and one stat climb in the twelve months of 2012.  Inventory levels throughout the region including Douglasville to Carrollton were down to much lower levels as foreclosed homes were absorbed in the market in much of 2012 while prices have inched up. What does that mean for 2013?  Simply a lot less homes for buyers to choose from as they have seen in the past several months.  We are seeing multiple offers on lower end price points as investors and first time home buyers get into bidding wars on many properties. Is it time to sell?  Possibly so, as inventory remains low, now may be a good time to get a jump on the spring market.  Price your home correctly given that condition is good and the home has been maintained well and you should see the rewards.
